The largest expense for utilities is electricity. The cost for electricity is greatly increased when the furnace (heating) or air conditioning (cooling) is running at the same time as one or more windows of the house is left open. For example, in the summer, the air conditioner tries to cool the house by removing humidity from the indoor air and blowing cold air through the floor vents. If a window is left open, while the air conditioning is running, the humidity that is removed from the air conditioner is replaced by outside humidity coming in through the open window. Also, the hot outside air also comes into the house. Thus, the house will never cool properly causing the air conditioner to run non-stop and dramatically increasing the electricity costs. A similar concept applies in the winter when the furnace is running, but a window is left open. I have seen open windows increase the electricity cost to almost $600 a month.
When appropriate, always consider turning off the furnace or air conditioning and opening windows to provide temperature regulation in the house. The spring and fall are great times to use open windows to regulate the temperature in the house. Be sure to communicate the change in turing on/off the furnace/air conditioner to all tenants and ensure all windows are closed when the sytem is turned on.
Recall, your lease provides for a total coverage of $300/month for all utilities. This includes water, electricity, natural gas, and internet. This coverage is adequate to provide for regular usage of the utilities. However, running the air conditioning with windows open, or leaving a water tap running/dripping, or not notifying the home owner of a leaking toilet or tap can drastically increase the costs for utilities. If your usage goes over the cap, Exclusive will charge the tenants an overage fee. It can get very expensive.
While adding LED strip lighting to your room, or creating photo collages on the wall will look cool, they often have financial consequences. The items are easy to put up, but are typically very destructive when you remove them. For example, the sticky adhesive on LED strip lights are designed to hold the lights to the wall for a very long time. Thus, when you remove them, not only will the light come off the wall, but so will the paint and the paper layer from the drywall. This is an extensive process to repair.
The entire house was painted just a few years ago so Exclusive will know that any new marks were left by the current tenants. If you check your lease, Exclusive charges a minimum of $200 + HST a wall to fix and repaint, so a single bedroom would be more than $800 (4 walls * $200, plus HST) to repair. If you line the walls of your bedroom near the ceiling, with strip lights, I can almost guarantee that the removal will mean all four walls will have to be painted, costing you over $800. The last thing you will want to experience, when you graduate, are fees for painting a house you are vacating.
In addition, they could charge for the kitchen, dining room, hallway, etc. damage. Thus, it can get very expensive, very quickly. A general rule, is put a minimal items on the walls.

The mailbox is at the end of the street. It is a community mailbox near the corner of Walmer Grove and Walmer Gardens. The mailbox is on Walmer Grove, on the other side of the street from the house. The key for the mailbox is hanging in the front closet on the left side about the level of the top of your head. The “cubby mailbox” that is for 267 Walmer Grove is written on the tag attached to the mailbox key. There may be a charge by Canada Post for a lost key, so please return the key to the closet once you grab your mail. If you order from online stores, often the packages (depending on size) will be delivered to the community mailbox. If the item does not fit in the community mailbox it will sometimes end up at Western’s Books Plus which is between the 7-Eleven and Pizza Hut at the corner of Sarnia Road and Western Road. You may need to pickup a Canada Post package at this location, however, you can not mail a large package from this location. The closest “real Canada Post location” is in the Shopper’s Drug Mart at Cherryhill Village Mall (301 Oxford St W, London, ON N6H 1S6).
